Interview with Nicole Glass – Real Estate Investor
Realtor who flips houses
Sicklerville, NJ
KR Home Improvement LLC
What inspired you to start in real estate and how did you motivate yourself to keep going?
My dad died the weekend he was supposed to pick me up on my birthday. The last gift he left me (a birthday gift) was a monopoly set, I KID YOU NOT. That game was the last connection I had with my father, so I took it very seriously! My family and I would play every thanksgiving. So as soon as I turned 18 bought my very first rental property with the money my father left me when he passed. Instead of buying my dream car, I bought a house.
Comparing your business from back then to now, what has been the main thing that allowed you to expand your business?
Working with the right partners to get my flips done more quickly. Instead of rehabbing the homes ourselves, we now are able to expand our business with the relationships we built with other companies.
What’s the most profitable aspect of your business, why do you think this is and how can others apply this to what they are doing?
The most profitable aspect of my business would be home remodeling. We now offer home remodeling services to home owners who want to renovate their kitchens and bathrooms. We expanded our business to offer services that were in need within our community.
When did you realize you were successful/made it and how did you feel/celebrate?
I still don’t feel successful to be honest, not until I am able to retire my entire family. Success has different definitions for everyone and that is mine.
Looking back, what could you have done sooner to get to that point quicker?
I would have used hard money lending sooner instead of drying out my capital with one flip at a time.
What should other real estate entrepreneurs reading this be focusing on to expand their own business?
I think other entrepreneurs should focus on building relationships with people within their industry but also people who compliment their industry. One my partners is a general contractor but I am also going into business with my accountant. Building strong relationships within different industries that compliment yours will prove to be VERY valuable.
How has social media and online marketing affected your real estate business? How much more success have you had now after implementing social media and online marketing efforts?
I use social media to help motivate and teach people the ups and downs of what I do. I am not currently selling anything on social media, besides inspiration. All of my customers come from word of mouth.
How did you build your team?
My team was built very organically. I hung out at Real Estate investing meetings, conferences, and online events. I love real estate, this is more than just a hustle for me. This is my lifestyle. So naturally people gravitated towards that energy. When you’re passionate about something people want to be around that.
How did you become a good leader?
I am a good problem solver. I don’t give up, I just find a different way we can get to the same result. I also don’t allow set backs to set me back. I accept what is and move forward. I realized early on that setbacks are apart of the journey, it is about how you react and navigate them that will determine your success.
Did You Experience Failures? If So, What Did You Learn From Them?
I experience “failures” all the time. Every week there is some sort of disappointment, but I am constantly pushing the needle forward to that bigger vision. A failure teaches me how something is not going to work so I can try a different route. Failures have taught me that there are other ways, this way just may not work.
What do you consider the main differences between those people who have been successful in your industry and those who have failed?
I believe it all boils down to the people who are in it for the money and the people who actually care about the product/service they put out. I find myself successful in this industry because I care about how our remodels look. It is an art for me. Every project I do says something about how I show up in the world. What I do is a responsibility and I am honored to serve people in this way. Being able to provide people a home they will grow their family in is important work. I understand that most don’t. I believe that is the difference between people who are successful and people who aren’t. You either care or you don’t.
What’s Your Approach To Marketing?
Honestly, I just try to be myself. I don’t try to market something that feels inauthentic to me or how I want to show up in the world. I don’t act perfect online. I share the good and the bad because that is life and I believe my followers appreciate that. The road ahead is not a straight path and I show up honestly. I think people appreciate that.
Final Thoughts
Apart of my mission statement in life is to not only create generational wealth for my family but teach others through my YouTube page, “Creating Your Own Reality”. I don’t believe we have to be crabs in a barrel. I believe financial freedom is something we can all have as long as we operate together and authentically. This is something I am really passionate about and I am trying to help as many people as possible so I put my all into this content in hopes that something clicks within someone somewhere who needs that spark.
