When did you start your career in real estate?

I started my real estate career in the year 2001.

 


 

Please also in 2 short lines brag about yourself, if you really had to impress someone about what you do, what would you say?

I am the proud founder and broker of Capital Group Realty located in Aventura, Florida. I specialize in the acquisition and disposition of residential and commercial assets for small & large real estate funds. I’m also serving as the Director of Acquisition and an Equity Partner in several real estate ventures.

 


 

What inspired you to start in real estate and how did you motivate yourself to keep going?

I grew up in a real estate family. My dad was a developer and I learned the basics from him. I also wanted to provide for my family and loved ones, which is what keeps me motivated constantly.

 


 

Comparing your business from back then to now, what has been the main thing that allowed you to expand your business?

Advertising is a big part of expanding the firm, as well as staying focused on my farm area and product type within the South Florida real estate market.

What’s the most profitable aspect of your business, why do you think this is and how can others apply this to what they are doing?

Income Producing Deals are my best sellers! I am proactive, I go after property owners and match them with buyers from my database. In the beginning, I was searching for buyers. Today, buyers approach me to ask for my help in the areas and product type they know I’m an expert in.

 


 

How do you work? (Do you wake up early, work late, communicate, what jobs do you do yourself, who do you talk to, etc.)

I’m usually at the office by 8am, and every day ends at a different time. I am the only one who speaks to potential sellers, and I make it a key point to spend at least 2 days a week on the road looking at properties and farming my areas.

 


 

When did you realize you were successful/made it and how did you feel/celebrate?

When I was able to buy my first income property it felt so great that I knew immediately I had to do it again and again. I don’t celebrate success, I enjoy spending time with family and good friends and always remember to stay humble.

Looking back, what could you of done sooner to of got to that point quicker?

The crisis in 2008-2010 presented buying opportunities. At the time, finance was limited and I had access to large cash investors. We bought some really good deals, but looking back we should have been more aggressive and purchased even more.

 


 

What should other real estate entrepreneurs reading this be focusing on to expand their own business?

Outsource is key, stay “lean & mean” the days of big and heavy operations are long gone. Online Social Media is the only form of advertising I would spend marketing money on. Create your niche and become the best in it.

 


 

What do you consider the main differences between those people who have been successful in your industry and those who have failed?

Lack of focus.

 


 

How has social media and online marketing affected your real estate business? How much more success have you had now after implementing social media and online marketing efforts?

Social Media is huge. You will find tons of businesses within your immediate circle of friends & family once you start advertising on social media platforms.
