Italy’s Cheapest Region to Buy a Property

If you’re looking for cheap real estate in Italy, consider buying a property in one of these five regions. These are Abruzzo, Lunigiana, Puglia, Basilicata, and Calabria. Although these regions are not necessarily the most expensive, they do represent the best value for money. Investing in a property in these regions can be a great way to get into the country’s real estate market; read on to find out what they have to offer.

Abruzzo

Compared to Tuscany and Umbria, Abruzzo is the cheapest region to buy a property in Italy. There are numerous property options, from beachside apartments to inland farmhouses and historic palazzi. Abruzzo’s inland countryside is full of picturesque towns and ancient Roman ruins. Abruzzo also has a large number of villas, castles, townhouses, and other properties of historical interest.

The Abruzzo coastline has some of the most beautiful sandy beaches in Italy. Pescara, the regional capital, has a population of around 100,000 people. Despite its low population density, real estate in Pescara is among the most expensive in Italy, with values ranging between EUR2,000 and EUR3,000 per square meter. One-bedroom apartments can cost upwards of EUR100,000 in the city center. A rather comprehensive list of cheap properties for sale in Abruzzo can be found here.

Lunigiana

Tuscany is a renowned region but Lunigiana, bordering Liguria and Emilia Romagna to the west and north is an underrated gem of the country. The rolling hills of this region feature medieval castles, fortified towns, and hill villages. For those seeking a quieter life, Lunigiana offers an 861-square-foot country house just 19 miles from the sea.

Tuscany is one of Italy’s most expensive regions for property buyers, but there are bargains to be found outside the heartland of the Tuscan region. Tuscany properties start at EUR2,000 m2, while more affordable options can be found in areas like Lunigiana and Chianti. Lunigiana offers a wide range of properties, from modest villas to luxury apartments. Tuscany is a popular region for property buyers from the UK, although it is not a cheap region.

Puglia

The climatic conditions of Puglia are ideal for property investments. Its rolling countryside and pristine beaches are just a few of the reasons to invest in a property in this region. The region’s ancient towns and seaside resorts coexist with the landscape of olive groves, vineyards, and rolling hills. The area is also home to a range of delicious, locally produced food. Many foreign buyers have discovered Puglia as an attractive investment and have been tempted to move to this beautiful region.

As an investment opportunity, Puglia is a perfect location for those looking for cheap property in Italy. A typical apartment in Monopolis will cost EUR600 per month. Dining in this region is also relatively cheap. A drink in a trendy bar can cost EUR3 or less and is usually accompanied by local produce. A meal at a local pizzeria can cost EUR20 or less. A more high-end restaurant may cost EUR30 or more, and specializing in local seafood is common.

Basilicata

If you’re looking to purchase a property in Italy, Basilicata may be the region for you. The average price for a house in Basilicata is about $23,000, and you can find habitable homes for as little as twenty-three thousand euros in many villages. This means you can spend much less money on rent and bills while still enjoying a better standard of living.

Compared to the rest of Italy, Basilicata is incredibly affordable. Rents in the region are around $250 per month in villages, and $800 per month in larger towns. The area is also known for its wine, and you’ll have the opportunity to participate in wine tours and enjoy the local vintages in most towns. And even though the region is not as well-known as other regions, you can still enjoy some great activities outdoors while living here.

Calabria

One of the reasons why Calabria is Italy’s cheapest real estate region is its clean sea. Its beaches are also unpolluted and perfect for family vacations. The region is also far removed from the big Italian cities, so property prices in Calabria are far less than in other parts of Italy. Infrastructure in the region has also improved considerably in the last decade, so you can expect excellent motorable roads, shopping malls, and taxis – something which I never noticed in my hometown of Lamezia Terme.

Despite the renowned Calabrian coastline, prices in Calabria are still very affordable compared to their northern counterparts. Prices are a little higher than in other regions of Italy, but a cappuccino cup costs almost three times less in the south. In addition to this, the cost of bills and taxes is also lower than in northern regions. This means you can get a property for less than EUR25,000.
