What inspired you to start in real estate and how did you motivate yourself to keep going?
My cousin, Joe, inspired me to get my real estate license. Joe is an entrepreneur, real estate investor, and more importantly, my mentor. Once I chose real estate as my profession, the rest is history. Personally, I am very self-driven and motivated. I wake up every morning, and say out loud, “I am going to dominate today!”
The best part about real estate, is that every day is different, and I thrive on that element. I strongly believe that your mindset determines your success. A positive outlook and a hard work ethic is the recipe for success in this business.
Comparing your business from back then to now, what has been the main thing that allowed you to expand your business?
Expanding your business is what everyone wants as an agent or investor. Reflecting on how I’ve grown, the most profitable revenue stream has come from my personal investments in rental properties. What differentiates me most from other realtor’s, is that I look for the long term gain over short term transaction.
The most important thing to do in real estate is to maximize every opportunity. Creating relationships with experts in the field has helped me exponentially. I’ve collaborated with Ryan Pineda, Jayden Pudney, and Nick Marietta on multiple deals. I’ve admired these professionals, have asked them a multitude of questions, and now I conduct deals with them.
What’s the most profitable aspect of your business, why do you think this is and how can others apply this to what they are doing?
The most profitable aspect of my business comes from owning rental properties. The process can seem intimidating but once my investors purchase their initial property — they are hooked. Tenants are paying off their mortgage and this passive income can be for life.
Personally, I own many rental properties and manage them myself. My best advice would be to be patient for the right the deal to come along.
If anyone wants to start investing in real estate, I strongly recommend getting advice from an experienced investor and to ask a ton of questions. At the end of the day, you will always have the option to sell.
When did you realize you were successful/made it and how did you feel/celebrate?
I realized I was successful when the realtors and investors that I admired started to ask me about my investing strategy. Real estate has so many avenues for one to be successful. I know that my strategy works and it has been recognized by others.
> I celebrate with my beautiful wife and friends!
Looking back, what could you have done sooner to get to that point quicker?
Looking back, I wish I would have networked more with wholesalers. They help investors obtain off market properties at a discounted rate.
I have been able to parlay these connections to get home run deals for my clients.
What should other real estate entrepreneurs reading this be focusing on to expand their own business?
Real estate entrepreneurs should focus on owning and holding real estate. There are a lot of agents that sell a lot of real estate but don’t own any properties. Build your personal wealth before building others.
Personal experience is powerful and helps you learn the in’s and out’s of the business.
How has social media and online marketing affected your real estate business? How much more success have you had now after implementing social media and online marketing efforts?
Social media has been instrumental in the growth of my business. Platforms such as Instagram, Facebook, and TikTok allows for FREE marketing.
People are very intrigued by real estate. My followers and friends get to see my before and after flip projects. They join me on the tours of million dollar homes. I pride myself on showing the glamorous and not so glamorous side of real estate through my social media accounts.
Instagram and Facebook has also helped me network with professional athletes, which has resulted in me representing them as their agent.
Lastly, I was nominated by Property Spark, as one of the Top 20 agents on Instagram. This recognition helped my business tremendously.
How did you build your team?
It is so important to have a strong team. Recently, I reached a point where I was so busy that I knew it was time to expand. I hired my assistant, Claudia, and she has changed my business completely. I trained her from scratch and now she is an expert in real estate.
A big part about the real estate process is being able to get financing for it. I have created a strong and trusting relationship with my two lenders, Michael Scialabba and Brenton Van. They handle my clients finances and prepare them for each step in the process.
How did you become a good leader?
Sports have played an instrumental role in my life. It has taught me how to be a good teammate and an even better leader. I have learned a great deal from my talented coaches, whom I consider my role models growing up.
My two passions are real estate and lacrosse. I coach a high school and youth sports lacrosse team. My goal is to inspire my lacrosse players to be their best selves on and off the field. My leadership skills translates to real estate. I lead by example for my team!
Did You Experience Failures? If So, What Did You Learn From Them?
I experienced many failures when I started in this business. Real estate is all about problem solving because there are many things that can and will go wrong. Being able to learn from your mistakes and grow is part of the profession.
What do you consider the main differences between those people who have been successful in your industry and those who have failed?
Sadly, there is a high failure rate in real estate. There is a huge misconception, many believe that this is an easy profession and that every transaction is a smooth one.
This business is 24/7 and those who are successful put everything into their business. I constantly let everyone know that I am in real estate, as an agent, and investor. I love helping anyone and everyone looking to get involved.
What’s Your Approach To Marketing?
I market myself as much as possible. I utilize social media platforms the most through my business profiles. Facebook Ads have helped me reach a large network of out-of-state clients.
Final Thoughts
I encourage anyone who is passionate about real estate to find a mentor who will train you. This is a sink or swim business and you need to learn from someone who has successfully done it before.
My mentor and broker, Tim Kuptz, has continued to be an outstanding coach since the day I started. I’ve leaned on him for his expertise and always feel reassured after hearing his feedback.
I’ve learned a lot from the agents in my office and from other brokerages. Asking questions is key! The more you ask others, the more insight you will have about the industry. Knowledge is power!
